The project consists of two components:

  • An eight story, 230,000 square foot apartment building over a parking garage.
  • A three level, 144,000 square foot parking garage over 40,000 square feet of grade level retail/amenities space.

The apartment building floor system is gypcrete fill on metal form deck, supported by cold formed metal floor joists and cold formed metal stud walls. The roof framing is cold formed metal joists. The lateral load resisting system consists of interior and exterior cold formed metal stud shear walls.

The parking structure consists of a prestressed, precast concrete floor system, supported by reinforced concrete columns. The parking garage foundation consists of concrete drilled piers below the columns and continuous reinforced concrete grade beams at the building perimeter. The lateral load resisting system consists of reinforced concrete shear walls.
